Raidurg Plot Sells for ₹1,386 Crore at Record Rate

Telangana Industrial Infrastructure Corporation (TGIIC) sold plot No. 1, a 5.25-acre multi-use parcel in Hyderabad’s Raidurg, for ₹1,386 crore at an e-auction announced on August 21, 2026. The winning rate of ₹264 crore per acre was 50.9% above the reserve price of ₹175 crore per acre.

The result exceeded TGIIC’s May 2026 Raidurg auction rate of ₹237 crore per acre by ₹27 crore. In October 2025, a 7.67-acre Raidurg plot sold for ₹1,358 crore, or ₹177 crore per acre.

The auction used the MSTC e-Auction platform, with JLL as exclusive transaction adviser. Raidurg is in Hyderabad’s IT corridor and has connectivity to HITEC City.

Telangana’s Hyderabad Industrial Lands Transformation Policy (HILTP) would convert 9,292 acres, including standalone plots exceeding 2,000 acres, into residential, commercial, institutional, recreational and technology uses. It applies to TGIIC industrial estates, parks and autonagars, and standalone units within and near the Outer Ring Road (ORR). Uses could include apartments, townships, offices, retail, hotels, schools, hospitals, research centres, parks and cultural facilities. The government says industrial areas have been absorbed into the urban core and many units have become unviable; a 2013 order had mandated shifting polluting industries outside the ORR. TGIIC is developing eco-friendly industrial parks for relocation.

A one-time development impact fee would be 30% of Sub Registrar Office (SRO) rates for plots on roads under 80 feet and 50% for roads at least 80 feet. These categories cover 54.24% of the land and 82.23% of closed units. BRS and BJP allege the policy risks a land scam and misuse of public assets. BRS cited TGIIC/SRO per-square-yard values: Nacharam ₹32,881/₹21,000; Moula Ali ₹46,895/₹20,300; Balanagar ₹52,523/₹18,300. In Hayathnagar, TGIIC’s rate is ₹54,340 per square yard versus an SRO value of ₹12,200 per square metre.

Metro Phase II routes include Nagole–Rajiv Gandhi International Airport, LB Nagar–Hayath Nagar and Raidurg–Kokapet. Hyderabad generated one-fifth of office demand and over one-fourth of new supply across India’s top six cities in 2024.
