He said Mumbai’s affordability was stretched: registrations of homes priced up to ₹50 lakh and between ₹50 lakh and ₹1 crore had declined, while higher-value segments maintained growth. Track2Realty CEO Ravi Sinha said demand was increasingly concentrated in homes above ₹3 crore and in luxury and ultra-luxury projects, pushing salaried and working-class buyers towards areas outside core Mumbai, including Navi Mumbai and “Mumbai 3.0.”

In March 2026, Mumbai recorded 15,983 property transactions and ₹1,534 crore in stamp duty revenue, the highest monthly totals in the recent period covered by the data. April registrations crossed 13,864, up 6% from 13,080 a year earlier; stamp duty collections exceeded ₹1,114 crore.
