Asking rate per sq ft, apartments.1

  • Shela rose about 41%, from about ₹4,161 in 2022 to ₹5,880 in 2025. The biggest year-on-year increase came in 2024.
  • Gota rose about 35%, from about ₹4,390 to ₹5,925 over the same period. Its rate increased every year.
  • South Bopal rose about 11% from 2022 to 2024, from ₹4,542 to ₹5,043. The 2025 figure is based on a small sample, so it does not indicate a clear move that year.
  • Ahmedabad rose about 19% from 2022 to 2025, reaching about ₹6,345 per sq ft.

Between 2022 and 2025, Shela and Gota rose faster than the city. Both started the period below the city rate and ended it closer to that rate.

Reading the part-year 2026 figures

In the first three quarters of 2026, asking rates stood at about ₹5,944 in Shela and about ₹7,011 in Gota. Compared with the city’s current rate of about ₹6,806 (2025 Q4 to 2026 Q3), Shela remains below it, while Gota’s part-year figure is slightly higher.

South Bopal’s part-year 2026 figure of about ₹8,328 is well above its rates in earlier years. The mix of apartments listed there changed, so the figure does not represent a one-year jump. The current rate of about ₹7,648 is a better guide to sellers’ asking prices today.

What is on offer in each suburb

  • Shela: Listings are almost all apartments, with a few independent houses. Elenza Gradient is a new-launch project with 3 and 4 BHK homes, due for possession in December 2027. Ready-to-move examples include Shubham Anthem and Aaryan Aaviskaar.
  • South Bopal: The property mix is broader. Apartments lead, alongside some independent houses, shops and showrooms, as well as a few offices and plots. Shyaswa Shristii is a new launch with 2 and 3 BHK homes, due for possession in December 2030. Aaryan Gloria is a ready project with 2 and 3 BHK homes.
  • Gota: Most listings are apartments, with some shops. Under-construction projects include Terranova, due in June 2027, and Rajshree Regalia, due in March 2028. Gota’s pipeline leans towards larger homes of 3 to 5 BHK.

Schools, roads and daily life

Reviews on the three suburb pages are few and dated, from 2013 to 2020. Reviewers in Shela and Gota raised no recurring theme. In South Bopal, reviewers praised the low pollution but criticised the shops and markets. The surrounding amenities offer a better guide.

  • Shela: Apple Global School is about 6 km away. Navkaar and Sahyog hospitals are about 3 km away. The airport is about 27 km away.
  • South Bopal: A vegetable market and Bopal Multispeciality Hospital are under 1 km away. Iscon Mega Mall is about 6 km away. The airport is about 24 km away.
  • Gota: Nirma University and Nirma Vidhya Vihar are about 2 km away, while Zydus Corporate Park is about 3 km away. The airport is about 14 km away, the closest of the three.

Drainage and road problems in all three suburbs have featured in recent reports. The Times of India reported in August 2026 that drainage works in Shela were lagging behind monsoon waterlogging. The Times of India reported in September 2026 that rain damaged roads in Gota. In October 2026, it also reported that a committee had sent a bridge proposal for Gota’s Jantanagar back for review.
