Understanding Land Tax
When purchasing real estate, buyers in both states and union territories are required to pay a land tax. In Kerala, the Revenue Department oversees all land parcels, and it is the owner’s obligation to remit taxes based on the land’s usage. The annual tax falls solely on the property owner.
The funds collected by each panchayat and local urban body are crucial for maintaining and enhancing public facilities for both residents and visitors. The Revenue Department in Kerala is responsible for calculating and assessing the online land tax.
Land Tax Rates in Kerala
According to the new budget provisions, land exceeding 20 cents in size will incur a tax rate of Rs. 8 per acre in village panchayat divisions.
Here, R signifies a 1,000 square foot parcel of land.
For municipalities, the cost is Rs. 10/R for every centimeter of land area. Notably, a tax rate of Rs 15/R applies to land valued at more than 6 cents.
Corporations will see a rate of Rs 20/R for lands accurate to four cents. Lands with a value exceeding 4 cents will be subject to a higher tax rate of 30/R.
