Ahmedabad's Unique Tax Structure
AMC bases property tax on carpet area. For 2025-26, residential properties are taxed at Rs. 20.80 per square meter. Commercial properties pay Rs. 35.36 per square meter. This makes Ahmedabad pricier than Surat (Rs. 10 per sq.m residential) but competitive with Vadodara (Rs. 16 per sq.m residential).

The Four Critical Factors
Location Factor (F1): Properties in upscale areas with land jantri values over Rs. 22,001 get a 1.60 multiplier. Good areas (Rs. 13,501-22,000) have a higher value of 1.10, medium areas (Rs. 6,751-13,500) get 0.90, and poor areas (below Rs. 6,750) benefit from 0.60.
Age Factor (F2): Newer properties have to pay full taxation, whereas older buildings get big reductions. Properties over 40 years old pay just 50% of the base rate. This makes older buildings attractive from a tax point of view.
Usage and Occupancy Factors: These extra multipliers can change your final tax liability based on how you use the property.
Comparison with Other Gujarat Cities
Surat has the lowest residential rates at Rs. 10 per square meter. Vadodara is at Rs. 16. For commercial properties, Ahmedabad's Rs. 35.36 rate is higher than Surat's Rs. 25 and Vadodara's Rs. 30. So, location choice is key for commercial investors.
