Speculative buying has pushed land prices near Berigai and Bagalur in Shoolagiri taluk to ₹1,500–₹3,500 per sq ft; Bagalur prices have reportedly tripled.

The airport could attract ₹80,000–₹1,05,000 crore in sectoral investment and generate 3.65–4.55 lakh jobs over the next decade. Warehouses and third-party logistics facilities are being planned. KSH INFRA and WSB Real Estate Partners announced a ₹450-crore industrial park in Hosur last month.

Attibele-Bagalur and other corridors could see property values rise up to 40%. Plotted developments may appreciate 80%–110% over eight to 10 years; premium villas, 30%–50%. Apartments in Electronic City and Sarjapur could rise 25%–40% over five to seven years; both are nearly 25 km from Hosur. BMRCL said a direct metro link to Hosur is not feasible; experts called for better road and rail connectivity.
