Parandur Airport Uncertainty Slows Western Chennai Land Market

Uncertainty over the ₹27,400-crore Parandur airport has stalled land-price growth, reduced enquiries and reportedly cut prices by about 30% across the region.

Tamilaga Vettri Kazhagam’s government is no longer pushing the proposed ₹27,400-crore Parandur greenfield airport, citing impacts on waterbodies across 13 villages and insufficient space for a runway. Developers have stopped using the airport in promotions. P.S. Mahesh of Banyan Tree Estates said his seven-acre, DTCP-approved villa layout at Pudupattu near Sunguvarchatram was marketed around the airport; his Aerovilla project’s prices had risen ₹50–₹100 per sq. ft monthly until May. They now remain at ₹1,300 per sq. ft, rather than the expected ₹1,500; plots near the existing Chennai–Bengaluru National Highway are around ₹2,500 per sq. ft. Enquiries have dwindled, and market sources estimate land prices have fallen roughly 30%, though corrections vary by micro-market. Samsung, Dell, Foxconn, the Mappedu dry port, Chennai Peripheral Road and the new Chennai–Bengaluru expressway support longer-term growth. Projects in the wider Parandur–Sriperumbudur–Kancheepuram corridor include G Square Realtors, Urban Tree Sameera Lands & Construction, DRA, StepStone, Premier Housing & Properties, GTK Foundations, VGN, ABI Estates and JR Properties. The proposed Sriperumbudur airport, announced in 2006, was abandoned.
