Property E-registration begins from October 2, Maharashtra revenue minister

The e-registration process for developers anticipating their initial property sale is set to commence on October 2, as announced by Balasaheb Thorat, the State Revenue Minister, this past Saturday. This move is poised to greatly benefit citizens looking to navigate the property registration landscape.

"Our registration department is fully equipped with the necessary software, and the implementation of this system will officially take effect from October 2," Thorat declared. He specified that this initiative is targeted at developers who are registered with the Maharashtra Real Estate Regulatory Authority (RERA), as they will receive the software following thorough validations. This advancement will allow these developers to file their documents directly from their offices, streamlining the entire registration process.

Orientation Program for Developers

Previously, the minister had hinted that e-registration would be mandatory for all registered developers; however, he clarified that citizens still retain the option to register properties at sub-registrar offices. With the e-registration of new housing projects set to commence on October 1 under the jurisdiction of MahaRERA, the state registration department is gearing up for software testing in the coming week. To date, about 50 to 60 developers have already engaged in e-registration across the state, with over 350 projects and 2,700 documents successfully registered using the new system.

Shravan Hardikar, the Inspector General of Registration and Stamps, remarked, "The forthcoming software will empower developers to create a project template within just 24 hours, a significant reduction in the time taken for this task previously. A dedicated developer orientation program is scheduled for the last week of September."

Enhancing Transparency

The department has also taken time to refine the application process. To leverage the new software, developers are required to make initial contact with the district registrar. As a result of these changes, the department anticipates a marked increase in e-registrations and will augment staffing levels to facilitate a quicker turnaround for document processing.

Sunil Furde, CREDAI State President, shared his insights on the initiative, stating that e-registration will radically transform how developers and RERA-registered clients manage the registration process. He commented, "This system will significantly enhance transparency and clarity in the registration arena." Customers preparing to register properties in the upcoming month are optimistic that this innovation will eliminate the need for intermediaries during the process.
