DELHI-NCR: An amendment to the proposed Master Plan 2021 mandates that owners of plots measuring up to 3000 sq. m. comply with Green Norms during construction. These norms require eco-friendly building practices that prioritize nature-friendly features.

The Delhi Development Authority (DDA) has also hinted at increasing the floor area ratio by 5%. Moreover, the DDA aims to enforce penalties for breaches of the green construction norms.

Currently, no such provisions exist in the Master Plan, but recommendations for changes arose from an advisory group meeting held recently. This meeting indicated that developers must abide by the updated norms moving forward.

Proposed modifications encompass strategies like wastewater recycling, a dual piping system, and rainwater harvesting, all aimed at conserving groundwater.

The suggestion encourages utilizing recycled water for activities such as garden irrigation and vehicle cleaning.

In addition to preserving groundwater, the authority proposes numerous energy-saving solutions. Reports suggest that buildings with roofs exceeding 300 sq. m. may be offered solar systems to promote energy efficiency.

Although the increase in FAR is not integral to the proposal, exceptions might allow a 5% raise in specific cases. Local authorities are also contemplating offering incentives based on the Green Norms of the Green Rating for Integrated Habitat Assessment.
