Bangalore Sees a Rise in High-Rise Apartments, Changing the City Skyline
High-rise apartments, previously a necessity in space-constrained cities like Mumbai, are now becoming a notable feature in Bangalore, a city that once had ample land for development.
High-rise apartments set to become the new trend in Bangalore.
Shift in Real Estate Trends
Whereas earlier projects in Bangalore were limited to around 15 stories, developers are now constructing buildings with up to 40 stories. Though this is fewer than Mumbai, where 60-story residential projects are commonplace, it marks a significant shift in Bangalore's real estate landscape.
Developer Insights
Ram Chandnani, Deputy MD of CBRE South Asia (South India), notes that the trend of high-rise buildings is relatively new in Bangalore but is being positively embraced by developers.
New High-Rise Projects
Several high-rise projects are currently under development in the city:
- Sobha Indraprastha: A 37-story residential and commercial project.
- Equinox Water’s Edge: Five blocks, each with 40 floors, situated beside Nagavara Lake in Hebbal.
- Mantri DSK Pinnacle: A 46-story residential tower.

Pricing and Amenities
Despite the perception that high-rise apartments might be cheaper due to economies of scale, these units are often priced quite high. Their value is linked to the numerous facilities and amenities they offer. Entry-level prices for these high-rises often start at Rs. 2 crore.
Benefits of High-Rise Living
High-rise apartments offer several advantages such as reduced noise pollution and stunning skyline views of natural landscapes. These features contribute to a more desirable lifestyle for residents.
