Kunigal is a town in Tumakuru district, west of Bengaluru. It has its own municipal council and an economy centred on local services, industry and the surrounding countryside. Its real estate market has more in common with a district town than with a Bengaluru suburb. The decision to live here depends on a connection to Kunigal itself, not on proximity to the city’s office districts.

Location and everyday connections

Kunigal sits on the Bengaluru–Mangaluru NH 75 corridor, roughly 70 km from Bengaluru. The road provides a direct route towards the city and Hassan, while the Tumakuru–Maddur road connects Kunigal across the district. Kunigal railway station is about 3 km from the town centre. This is regional road and rail connectivity, not a Metro commute: a daily trip to a Bengaluru job hub involves a substantial journey before the traveller reaches the urban network.

Within the town, the Government Hospital and Sri Saptagiri Hospital are each under 1 km from the centre. Kunigal Industrial Area is about 8 km away. Kempegowda International Airport is about 106 km away by road. Kunigal works best for people whose work, family or business is based in the town or its immediate hinterland. Airport access and regular travel across Bengaluru involve much longer journeys.

Asking prices on PropertyWala put commercial land here at about ₹2,917 per sq ft in July–September 2026, against about ₹16,462 per sq ft across Bangalore for the same property type.1 That is a large gap, but the Kunigal rate is based on a small sample. It describes the land currently on offer, rather than providing a budget for a flat or house.

The distinction matters when deciding whether to buy or rent. Kunigal’s town-centre hospitals, station and industrial area are practical reasons to live locally, while the current sale search is dominated by land. A buyer looking for a ready apartment in a development is making a different search from someone seeking a commercial site here. A tenant working in Bengaluru gains little from Kunigal’s lower land asking rate: the distance to work, rather than the rate, defines the housing choice.

Kunigal Stud Farm is the town’s most prominent landmark and the focus of a consequential land-use dispute. The Hans India reported in February 2026 that Karnataka’s Cabinet had approved shifting the Bengaluru Turf Club’s racecourse to Kunigal in Tumakuru district. Bangalore Mirror reported in February 2026 that the plan involved leasing 110 acres of the stud farm and drew local opposition over the farm’s heritage and environmental value. The opposition is part of Kunigal’s character: the proposed change concerns a longstanding horse-breeding site, not vacant land without a local constituency.

The New Indian Express reported in June 2026 that the Karnataka High Court had issued notices on a public-interest petition challenging the allotment of 110 acres and 20 guntas for the racecourse and related activities. The petition raised environmental and biodiversity concerns. The racecourse remains a live land-use question for Kunigal, not an established residential amenity or a basis for pricing property today.

For prospective residents, the debate says something important about the town. Kunigal has land and regional connections that attract large proposals, alongside residents who value the stud farm and its setting. Its pace and priorities reflect a town negotiating change, not an apartment corridor expanding out from a Metro station.

Choosing Kunigal or a Bengaluru address

Kunigal suits a household with work in the town, at the nearby industrial area or along the NH 75 corridor. Its central hospitals and railway station keep everyday needs and regional travel within reach. It also suits a buyer specifically looking for commercial land whose business is tied to this part of Tumakuru district.

It is a harder fit for a student or professional whose routine is in Bengaluru. The roughly 70 km separation from the city matters more than a shared listing label of “Bangalore”. Someone choosing between Kunigal and a Bengaluru rental is choosing between a self-contained town and access to the city’s jobs, colleges and neighbourhood services. Bangalore’s wider property market is the more relevant starting point for the latter requirement.
