Property and land owners in Kerala are required to remit land or property tax to their respective local authority or village office. This tax is typically paid once or twice during an assessment year. The Revenue Department of Kerala has developed the Revenue Land Information System (ReLIS), a web application, to facilitate the management of land records along with enabling the registration and online payment of land tax.
In March 2022, during its budget announcement, the Kerala government revealed plans for revising essential land tax rates across all slabs, additionally introducing a new tax slab for land exceeding 40.47 acres within panchayats, municipalities, and corporations.
Steps to Pay Kerala Land Tax Online
Step 1: Visit https://revenue.kerala.gov.in/. First-time users can register by clicking on ‘Register’ to avail themselves of the e-services.
Step 2: Click ‘Login’ to access the portal using your registered mobile number and password.
Step 3: Upon logging into e-Services, select “New Request.” Next, opt for the ‘Land Tax Payment’ option. Then click ‘Confirm’ on the prompt that appears.
Step 4: Enter necessary details on the payment request page, including district, taluk, village, block number, Thandaper number, and survey number. Click ‘View and Add’ to review your entries.
Step 5: Provide information such as the applicant’s name, last tax payment date, receipt number, among other details. To complete the online payment for Kerala land tax, click ‘Pay Tax.’
Step 6: Payment details will display on the subsequent page. Select ‘Pay Now.’
Step 7: A payment screen will emerge. Choose your preferred payment method (like net banking, card, or UPI). Finally, click the ‘Payment’ button.
Once the Kerala land tax is paid online successfully, users will receive a receipt that can be downloaded and saved for future reference.
Required Documents for Kerala Land Tax
When paying property taxes, a property tax bill is essential documentation. This bill, sent by the municipal authority, is delivered to the property address. While making online payments, enter the details specified on the bill, including the name and property ID.
Kerala Land Tax Rebates
Property owners may qualify for rebates from the civic authority, which take into account various factors such as the owner's age, the nature of the area, property usage, income, and the age of the asset. Additionally, a 15% rebate on property tax is provided if the full tax amount is settled in one go at the year’s beginning.
It is important to note that property tax payments made after the due date incur a 20% late fee.
