The area promises major value increase due to growing demand and its peaceful yet conveniently located setting.

Alibag population surges to six lakh, straining infrastructure and planning
Hindustan Times · · Residential
Alibag's population has grown from 2.36 lakh in 2011 to about 6 lakh, driven by improved connectivity and MMRDA zoning changes, creating urgent infrastructure and resource management challenges.
Key facts
Population growth: Alibag's population grew from 2.36 lakh (2011 Census) to approximately 6 lakh, based on registered voters and observed growth. The 2021 Census data has not been updated.
Catalysts for growth: Covid-19 pandemic, launch of RoRo (Roll-on Roll-off) service between Mumbai and Mandwa, Atal Setu completion reducing driving time, and announcement of second bridge to Rewas transforming Alibag into year-round accessible destination.
Zoning changes: Land zoning shifted from Alibag Zilla Parishad (Category 1 and 2) to MMRDA authority, enabling higher Floor Space Index. Government collected ₹3,700 crore in stamp duty on land and property sales in two years.
Infrastructure challenges:
- Water: Single pipeline from Roha supplies only RCF industry; residents depend on wells and bore wells rapidly depleting. Seawater intrusion into aquifers. Town residents receive water one hour daily, four days weekly. New construction and summer months require tanker water.
- Roads: National Highway No. 4 from Mandwa jetty to Alibag town degraded to local road status with encroachments, inadequate for local and weekend traffic.
- Land: Low-lying black cotton soil farmland converted to residential via extensive land-filling, degrading soil and local vegetation.
Planned development: Hundred-acre townships planned by domestic and international developers; five-star hotels proposed; 25-storey towers planned near jetty.
Social concerns: Traditional hostility between Mumbai migrants and villagers; new tension between early settlers seeking peace and incoming urban populations.
