Connections and everyday needs
Sonpur Junction is less than 1 km from the locality centre. The existing JP Setu, the Digha-Sonpur rail-cum-road bridge, connects this side of the Ganga to Digha in Patna. Hajipur is another practical destination for work, shopping and services. Patna commuters should test the bridge journey at the times they would actually travel.
For day-to-day needs, Maheshwari Chauk is about 3 km away and a government hospital in Hajipur about 6 km away. R. N. College is about 7 km away; Patna Medical College and Hospital is about 12 km away, and Gandhi Maidan about 13 km away. These are approximate distances, not journey times. Sonepur could suit households with links to either bank of the river, but families should check the route to schools, hospitals and transport from the specific home they choose.
Sonpur Junction and the bridge are the useful connections today. Sonepur should not be chosen on the assumption that Patna Metro already serves it: the routes discussed in the Times of India in September 2026 were within Patna, not a Sonepur service. A further bridge parallel to JP Setu is under construction, but Prabhat Khabar reported in September 2026 that its completion deadline had shifted to December 2028.

These older local figures should not be treated as today's quotes or compared with Patna's newer averages as if they showed a current discount. Buyers should compare fresh asking prices for the same property type, then visit the property and check its documents. The Sonepur properties for sale page is a starting point, but listing dates matter when assessing an advertised price.
A locality-wide Sonepur rent is not quoted here. Patna's recorded apartment asking rent averaged about ₹17 per sq ft in 2024 Q4-2026 Q3; this is a city reference, not a Sonepur quote. Aryavart Greens by Aryavart Group is a Sonepur development that includes apartments, independent houses and residential land. Its project description calls it completed, but a current construction-stage classification and possession date are not established here. The property advertisements associated with it date from 2015-2020, so their quoted offers need fresh confirmation. There is no verified Sonepur under-construction residential project to name alongside it.
RERA status needs to be checked directly. A Bihar RERA order from May 2019 records the developer's statement that it had submitted a registration application for Aryavart Greens; that statement does not establish a current registration number or status. Before paying a booking amount, ask for the applicable Bihar RERA details and verify them with the regulator, along with the approved plan, title, access and possession documents.
Larger public plans could also affect where and when land can be bought. Hindustan Times reported in December 2025 on a proposed satellite township near JP Setu. Patna Press reported in April 2026 that restrictions on land transactions and construction applied within notified Sonepur township areas while plans were being prepared. Prospective plot buyers should establish whether the specific parcel falls within a restricted area and obtain up-to-date official advice on land use and transactions before making a commitment. Separately, The New Indian Express reported in February 2026 that Bihar had approved a proposed greenfield airport in the Sonepur area. It remains a plan, not an existing airport serving homes here.
What residents say, and who Sonepur suits
The locality review available here was written in 2018 and offers no recurring theme across residents. It is not a sound basis for judging present-day traffic, safety or civic services. A weekday visit and a conversation with neighbours near the shortlisted property will be more useful.
- Families may value the choice of flats, houses and plots, provided the specific address works for school, healthcare and daily shopping.
- Students travelling to a destination near Sonpur Junction, Hajipur or R. N. College have a different journey to assess from those travelling to central Patna.
- Working professionals should test the rail or JP Setu commute in both directions. A lower advertised housing cost may be less attractive if the trip is difficult every day.
- Investors and plot buyers have the proposed township and airport to follow, but should treat them as plans and prioritise title, permitted land use and transaction rules.
- Tenants should prioritise a workable commute and the condition and services of the individual home over a city-wide rent benchmark.
For alternatives, consider Hajipur if services and destinations on the north side matter most, or Digha and other Patna neighbourhoods if living on the city side of the river would simplify daily travel. Compare them by journey and property type, as they are not interchangeable price markets.

The state is also studying Raghopur diara for inclusion, now connected by road from Patna and soon from Vaishali district. Land survey for the township is expected to start next month. The township will feature world-class amenities: wide roads, green parks, residential zones, commercial hubs, educational institutions, healthcare facilities and sustainable infrastructure. Development will follow the Bihar Urban Planning Scheme Rules-2025, approved by state cabinet. The state plans to build 11 modern satellite and greenfield townships, including Sonpur and Sitapuram near Sitamarhi, alongside extensions near nine divisional headquarters (Chhapra, Gaya, Muzaffarpur and others). Under land pooling schemes, local landowners will potentially receive up to 55% developed land. Two bridges support the plan: the under-construction 6-lane Kacchi Dargah-Bidupur bridge and a four-lane bridge parallel to JP Setu. Patna Marine Drive (Loknayak Ganga Path) will integrate Patna and the new township. Bihar State Road Development Corporation records dated May 31, 2026 listed the project as ongoing. It is intended to ease pressure on Mahatma Gandhi Setu and connect north and south Bihar.
- Sherpur-Dighwara is a 14.52 km six-lane bridge and approach package under NH-131G. Its appointed date was September 5, 2023; awarded cost, ₹3,012.27 crore. MoRTH’s August 2026 data recorded 20.60% physical progress, an original completion date of September 5, 2027, and a revised date of March 31, 2029.
- The ring road is intended to divert through traffic, including heavy vehicles, around central Patna. The final northern alignment brings the route closer to Dighwara, Sonepur, Sarai and parts of Vaishali and Saran; other associated areas include Kanhauli, Sherpur, Kachhi Dargah, Bidupur and Ramnagar.
